A deposit of 50% is required during booking if the guest makes a reservation 45 or more days prior to arrival, otherwise full payment is required.
For cancellations, a refund will be issued 30 days or more prior to arrival date less 9% processing fees. No refunds for cancellation done 29 days and less prior to arrival date.
We collect mandatory 12.5% Hotel Tax.
NO SHOW is not a cancellation so NO Refund. There will be no refunds due to airline delays, strikes, political unrest, war or Acts of God (Natural Disasters such as hurricanes, tropical storms, sargasso)

About Free Boat & Captain Service:
Guest must pay park fees of $10 US 11 years or older
All boat transportation is ‘weather permitting’. Your captain or management has the right to cancel any trip because of weather conditions.
This service is not for diving and fly fishing.
Two bedroom villas have 2 queen beds. 5th and 6th person can sleep in the living room on the sofa bed. One bedroom villa has 1 queen bed. 3rd and 4th person can sleep in the living room on the sofa bed.
